Kent • Re: Proof of change of address

Moving to Kent has been a plan for our family for a while, but for various reasons (dp’s role was under threat of redundancy, etc) we haven’t been in a position to move.
My son has a fairly good score in the Kent test (380+) and we’ve now realised that it’s really our last chance to move if we want him to have a chance of grammar. We are keen to target the Skinners School, and have seen a rental property within our budget which is vacant and in catchment. Our intention is to settle in TW for the foreseeable future, at least to the end of his schooling. We intend to put skinners down as our first choice and TWBGS as our second choice.
I understand that we need to prove that we are living in the property, so we need to provide evidence such as GP registration, child benefit letter, child’s bank account etc in addition to a lease document, and that your child needs to attend a local school.
However I have read that if you still own a proper elsewhere this voids your application in county. We intend to put our London house on the market, but the property market is quite slow and there is no guarantee that we will get an offer. If it’s not under offer, we‘ll probably try to rent it out instead. I know that Kent is (rightly) trying to ensure that people don’t rent for a bit in the catchments of certain schools, then return to their normal home. This is not our strategy, we are planning to rent as we know we can’t sell and buy in the timeframe, but intend to do so eventually.
I wondered if anyone has been in this position, and what kind of evidence is sufficient that you have cut ties with your former house if you still own it? Would evidence that other people are renting, or that it is for sale be considered enough? I know that places are occasionally withdrawn if people give false evidence so I want to understand what is necessary before we sign the rental agreement. Any advice would be appreciated.
Quite curious to know how it turned out for you in the end. We are in a very similar position this year and the whole process looks quite complicated. If you could give some guidance based on your experience, it would be much appreciated.
